MESSAGE FROM OUR PRESIDENT

Hello Neighbors!

Happy Fall!  Someday I will resign to the fact that Texas doesn't actually have Fall.  The leaves drop the day I put the Christmas lights up and the temps go from 90 degrees to 40 degrees overnight.  But I love Texas and wouldn't have it any other way - fake Fall and all.

I've been putting off writing this newsletter for weeks now.  As most of you are aware, the EFC HOA Board has been under siege by a small group of residents who are unsatisfied with our volunteer efforts.  Even now, I simply don't know what to say on the matter.

Our entire HOA has been affected by the situation.  Several passionate and valuable members of our Board have chosen not to return, our membership is down and we have been forced to re-allocate our fall social budget to cover expenses and retain legal counsel.  Though what frustrates me most, are the hours and hours of wasted time, thought and energy by everyone involved.

Our Board loves this neighborhood and their neighbors.  The members of this Board are talented and dedicated and we are so blessed they are willing to share their talents to ensure EFC continues to be a beautiful and safe place to live.

Speaking only for myself, I am absurdly busy raising three young kids (7, 11 and 13).  They are on six sports teams this fall and I feel like I live in my car driving to/from school, practices, tutoring, church, volunteering, friend's houses, etc etc etc.  I struggle to get everyone at the table at one time most days.  My "free" time is valuable and I truly want to use it in meaningful and productive ways - like leading our Board and serving my neighbors.  This is why I've accepted the Board's nomination for 2025 President.

I pray the small group of residents who are at the center of this situation find peace and satisfaction in our beautiful neighborhood.  It's a great place to live.

Update from our Treasurer

September Budget Recap: The previous monthly worksheet used for years only provided a year-to-date view of actual expenses and remaining account balances (see link below to EFC HOA September Budget to Actuals). Recently a new budget worksheet (see link below to EFC HOA Monthly Actuals) has been added to track the income and expenses at a monthly level. This worksheet also includes expected revenue and expenses by month for the remainder of the year.

Current Status:
Income-Based upon current projections, revenue from Membership Dues is expected to be under budget by $4,200. An effort is underway to contact prior members who have not paid this year's dues in hopes of shrinking that deficit.

Expenses-Based on current projections, expenses will exceed revenue by $4,547. While many of our expenses are fixed, several variable expenses have already decreased or eliminated in order to reduce our projected deficit. These projected changes for the remainder of the year are highlighted in yellow. Two of the more significant overages are Water and Maintenance Repair. These are the result of expenses incurred earlier this year to repair and maintain our extensive sprinkler system. Watering was also resumed along Coit Road after sprinkler repairs were made. The third large unplanned expenditure is Attorney Fees that the HOA is incurring as a result of responding to legal inquiries from a few EFC homeowners. This expense item is an estimate based upon ongoing communications with our attorney and litigants.

Fortunately, we have adequate funds in our Checking account to cover expenses through 2024. We also have our Savings account to cover unexpected events. However if donation income does not increase significantly thru the remainder of this year to offset our expenses, per our by-laws the Board will seek approval from the HOA membership to incur a deficit in those significant areas where we are over budget.

SEASON'S BEST - Fall 2024

Our Fall Season’s Best award goes to Richard and Lisa Sobieski at 3517 Mount Pleasant. The Sobieski home is beautifully decorated with delightfully spooky characters and visuals. The giant pumpkin head at the door is especially fun! Don’t forget to drive by this lovely home to see the decorations. Richard and Lisa moved to the Estates of Forest Creek in 1999, and have been HOA members for many years. Thank you Richard and Lisa for bringing even more spooky Fall fun to our community.  

CRIME WATCH
National Night Out A Success!!

Police Chief Drain, Mayor Muns, Crime Prevention Officer Sheldon Krc, other police officers and City Council Members stopped by to talk with Estates of Forest Creek and Whiffletree residents. Chief Drain gave an update and answered questions about crime and crime prevention in Plano. The Plano Fire Department brought a fire truck for our youngest residents to view! Attendees enjoyed Henry's Ice Cream and a chance to mingle with neighbors.

The primary purpose of National Night Out is to get neighbors to leave their front porch lights on, showing their support with their local police departments in the fight against crime. Neighbors are encouraged to get out of their houses and meet other neighbors in the area and get to know them. 

The theory is that if neighbors meet and get to know each other, they are more apt to report suspicious activity in their neighborhood rather than "look the other way" when they see something noteworthy. When you know your neighbors and watch out for them, overall crime in the area is reduced.
