SUBJECT: EFC HOA ☘️ March 2025 Newsletter ☘️

☘️ ☘️ MARCH 2025 ☘️ ☘️
MESSAGE FROM OUR PRESIDENT

Somehow we are on the post-Spring Break downhill slide to the end of the school year. I'm not quite sure how that happened, but here we are! My family joined the ranks of "neighborhood dog walkers" with the addition of Coal, our 4-month-old, 40 lb Bernedoodle who was delivered on Christmas morning! If you see a kid wrestling a big black furball on a leash, that's one of mine!

Estates of Forest Creek HOA has a lot of great news to share as you'll read about later in this newsletter.  Unfortunately, I'm the bearer of the not-so-great-news.

There is a boarding house in our neighborhood purchased by a hedge fund and being operated by Bungalow, a management company renting houses by individual bedrooms.  The house has been renovated to accommodate eight bedrooms and two kitchens.  Each room rents for less than $900/month, well below the average rent for a one-bedroom apartment in Plano.

To my knowledge, there have not been disturbances warranting Plano Police involvement, but as you can imagine, having 8+ adults (and possibly multiple children) at one address creates issues.  Similar boarding homes in other neighborhoods have had ongoing problems with noise, parking, and suspicious activity.  Estates of Forest Creek is zoned as a single-family neighborhood and the boarding home is in violation of the city code.

Residents in our nextdoor neighborhood, Briar Meadow, have put together a petition to encourage the City of Plano to enforce the city code prohibiting a boarding home in any single-family neighborhood. Please sign the petition and join me in supporting a ban on boarding homes in Estates of Forest Creek and other Plano neighborhoods.

BEAUTIFICATION NEWS
HOA Makes Your Dues Go Farther

Beautification Update!

We are thrilled to announce that our HOA is working closing with the City of Plano to secure our grant to update our community medians! We are in the final stages of planning and hope to soon begin the exciting work of remodeling the medians with new hardscaping and vibrant plants.

This project will help enhance the beauty of our neighborhood, improve curb appeal, and create a more welcoming environment for all.

In early spring, hopefully this April, we plan to bring the community together to help with the project. Stay tuned for more details on how you can get involved! We look forward to working alongside you to make our neighborhood even more beautiful.

Sincerely,

Maston Kucheki, Beautification Director

Board Spotlight: Meet a Board Member
Ron Harabis

My wife Kathy and I moved to Plano in 1997 from South Central Texas. Yes, we are both native Texans!  We moved into EFC in 2015 and have truly enjoyed the neighborhood. Our three daughters and six grandchildren all live in Richardson. Close enough to be accessible, far enough to give everyone space.

As Kathy and I are both now retired, we are often back in South Texas or traveling with our RV. You probably have seen me walking around the neighborhood, I am the guy being pulled around by two standard poodles, one brown, one red.
