Almost every week HOA Board Members receive questions from our residents about a myriad of topics. Here are answers to those questions a number of residents have asked us recently.
Does the City of Plano's zoning for our neighborhood currently prohibit having a boarding home? Where can I find the city's Zoning code?Â
- Yes, the City of Plano zoning rules prohibit a boarding home in Estates of Forest Creek. We are zoned single home neighborhood-9. Here is the LINK to Plano's Zoning rules, which are posted on the City of Plano's website. For future reference, you can find this information at Plano.gov by following this path. Business >Planning & Zoning >Zoning Ordinance > Zoning Ordinance (PDF).Â
Has the HOA contacted the city about the home in our neighborhood that is being run as a boarding home? Why isn't the city enforcing the current rule on boarding homes in our neighborhood? Who is leading the petition? Why do we need a petition if boarding homes are already prohibited in single family neighborhoods? Â
- Yes, the HOA contacted the city of Plano about the boarding home in our neighborhood starting in 2023. At that time, the city physically delivered a notice of violation to the home. Unfortunately, noticing the tenants did not provide notice to the homeowner. Even though this is code enforcement, it requires a certain level of pressure to incentivize the city's to elevate its level of action. That is why the HOA Board recommends signing the petition that our next door neighborhood, Briar Meadow, is circulating to Plano's single family neighborhoods. The goal is to bring pressure to the City of Plano to enforce the city code prohibiting a boarding home in any single-family neighborhood. We have a homeowner on Old Manse who is advocating for our neighborhood and HOA with the city on this issue. Please understand this is a SLOW process!
- If you would like more details on this subject, a powerpoint presentation, prepared by Briar Meadow, is available for download here and on our website under Community Information.
