🏡🇺🇸 SUMMER 2025 🇺🇸🏡
FROM THE BOARD

Have a Safe and Happy 4th of July!!

How is the HOA Managing My Dues?

Are you one of our EFC residents who has not yet paid your voluntary HOA dues this year?

Here are some ways the HOA Board is using your HOA dues in 2025. We are an all volunteer board and work to maximize your dues investment to keep our neighborhood beautiful and vital!!

Need more information? Log in to your EFC resident account to view full budget in board meeting minutes at www.efchoa.com.

Respectfully,
Estates of Forest Creek HOA Board

1. Hearst Castle Median Improvement

By applying for and being awarded a City of Plano Neighborhood and Vitality Grant, the HOA was able to install a $20,000 improvement to the Hearst Castle median. The HOA contributed $4,500 of HOA dues income and the city contributed $15,500.  This matching grant gave us the ability to install hardscape and drought tolerant native plants, completely mulch all planted areas and create design continuity along the entire Hearst Castle Way.

2. Power Washing

Power washed Hearst Castle entrance sign and bridge.

3. New USA Patriotic decorations

Purchased new red, white & blue bunting, replacing the faded bunting, for display on Hearst Castle bridge over Memorial Day, Flag Day and July 4th holidays.

4. Seasonal Flowers

Planted seasonal flowers in pots along the bridge and at Hearst Castle entrance. Hogan Manor's refresh several years ago included perennial entrance flowers.

5. Cost Savings

Many of our members may know that EFC HOA has a storage unit where we keep items such as holiday decorations (for fall, Christmas and patriotic celebrations), HOA signage and banners (for membership dues and HOA event reminders), tables and supplies for our HOA socials and older financial and historical records. The board discussed if and how this annual $1,700 expense could be reduced. After analysis, it was determined that with some cleanup and reorganization, we could reduce our expenses by renting a smaller storage unit while still retaining easy access to the stored materials. This change occurred in June and we expect a reduction of over $1,000 in this budget item for the remainder of this year. This savings will continue into future years.

Savings about $1,000/year!

6. National Night Out Fall Event

We are currently making plans with the Plano Police and Fire Departments AND three other neighborhoods for a big National Night Out Event in October. Look for more details in August newsletter!

SEASON'S BEST AWARD

The Summer 2025 Season’s Best award winner is Al Gaydos at 7629 Twelve Oaks Circle. Al changed the landscape from grass to Texas native plants, succulents, and ocotillo. The landscape has beautiful different colored plantings that are Texas natives, water sparing, and low maintenance. The beautiful front landscaping is in honor of his wife Brenda Gaydos who passed a few years ago. Their front entrance is welcoming with beautiful planters.

Thank you to Al for being a long time member of our HOA and having such a well cared for landscape.
