Annual Meeting and Election of Board

The Annual HOA Meeting was held November 12th on Zoom.  Eighteen residents, four Committee Chairs and ten Board Members were in attendance. Kathie Kankel highlighted the HOA Board’s accomplishments during 2025, falling into three broad areas: beautification, cost saving initiatives, and neighborhood support.

Ron Harabis presented the Treasurer’s report. Membership dues are behind our target, but extra donations were higher than planned so income is good. We spent $15,000 for the Hearst Castle median project. We received close to $12,000 reimbursement from the City of Plano, giving us a net expense of $3,035. We came in $1,500 under what we budgeted for the project. On the expense side, water expense is down this year from prior years as well as several other line items such as the storage unit, which was downsized and renegotiated for price reduction.

The following 2026 HOA Board was elected by those in attendance.

Important Reminders!

Keep leaves and debris off street and our of storm water system

In June the City of Plano notified the HOA that our landscape crew had been observed blowing leaves and debris off the median into the street and storm water system and this is a city ordinance violation. Our lawn crew has been advised of the problem. We wanted to also remind our residents of this ordinance, especially at this time of the year, when more leaves are falling. Please respect your neighbors by not blowing leaves onto their property as well.

  • City of Plano Code of Ordinances, Section 21-65(b)(11) states that substances specifically prohibited from being discharged into the storm water system are as follows: Trash, junk, refuse, garbage, grass clippings, tree limbs, tree branches, leaves, brush or firewood.

Turn off sprinklers during freezing temperatures

Please make sure to turn off sprinkler systems when temperatures are forecast to be below freezing or better yet install a freeze and rain guard for on your system! It is important for safety to keep sidewalks and roadways free of ice!

2026 HOA Budget

2025 HOA Current Members (dues paid) are invited to attend the January HOA meeting where the 2026 budget will be presented for approval by current members in attendance at the meeting.

Tuesday, January 13, 2026 at 7 pm on Zoom

HOLIDAY SEASON'S BEST 2025

Our Holiday 2025 Season’s Best award goes to Gary and Sandra Sensebe at 7401 Breakers Lane. The Sensebe home has colorful pansies, rocks, and beautiful borders along the front. The front entrance is welcoming with its Christmas decorations.  The wreaths on the doors and above the entrance are highlighted by the lights framing the house  The yard decorations add to the festive atmosphere. The landscaping is well maintained.  Gary and Sandra have been HOA members for many years. They enjoy walking and you may see them out in the neighborhood. 

We are so thankful for all the beautiful and decorated homes, entrances, and medians we get to walk and drive by everyday.  It brings us joy.  Thank you EFCHOA Board and homeowners for a beautiful neighborhood!

Thank You for Your Generosity!!

The HOA collected approximately 55 pairs of socks for PISD's "Socks for the Sole" drive.

All socks are shared with area non-profit organizations that support people experiencing homelessness in Plano and with area school children.

Homeless Care Package Collection

The City of Plano is collecting food kits and basic needs kits to support individuals experiencing homelessness. Deliver to the City of Plano Neighborhood Services Department office located at 777 E. 15th St. Plano, TX 75074. If you have an organization that is making kits you can contact the City of Plano Neighborhood Services Department at 972-208-8150 to coordinate pickup from your location.

Rein In Your Holiday Waste: Recycle Right this Year

Your recycling efforts are greatly appreciated, especially during the holiday season! The increased stream of waste materials, plus the added holiday waste items this time of year, can be a challenge.

Christmas Trees

Drop off Christmas trees Friday, Dec. 26, 2025 - Saturday, Jan. 3, 2026

Drop-off Locations:

  • Old Shepard Place Park- 1301 Winding Hollow Lane, Plano 75093 (northeast corner of Shepton lot, off Plano Parkway)
  • Russell Creek Park - 3500 McDermott Road, Plano 75025 (northeast lot off McDermott)
  • Schell Park - 2305 Laurel Lane, Plano 75074 (southeast lot off Laurel)

Remove all ornaments, lights, tinsel and stands (no plastic or metal). Flocked (fake snow) trees cannot be recycled. Live greenery and trees become Texas Pure Products mulch and compost.

Let the City Help Discard Unwanted Holiday Lights

Give your old holiday lights new life! Now through Friday, Jan. 2, 2026, Plano residents can drop off both working and non-working holiday lights at the Sustainability division office (4200 W. Plano Parkway). A labeled drop-off bin is located by the front door and is accessible 24/7. Collected holiday lights will be reused or responsibly recycled, keeping valuable materials out of the landfill and making the holidays a little greener.
